Estate & Block Management

Estate Management

As your estate management agency we’re here to support your new housing estate needs, ensuring your shared spaces are cared for efficiently.
 Whether you’re building a:

New build development - for residents of freehold housing estates with shared roads, paths or green spaces

Leasehold flats - for homeowners with communal grounds or shared facilities.

What is estate management?

Estate management involves the upkeep of communal facilities in housing developments, such as shared grounds, roads, and landscaped areas. These services are funded through an estate charge, ensuring the community spaces remain well-maintained and safe for residents. We help you set that up and manage it going forward.

What we do as your managing agent

Maintenance and compliance

We ensure communal grounds are maintained to a high standard and meet health and safety requirements.

Budgeting and transparency

We create an estate charge budget, carefully managing contributions to deliver value and avoid unexpected costs.

Resident liaison

Our team is a local point of contact to help resolve issues, handle repairs, and address concerns.

Contractor management

We liaise with trusted contractors to arrange maintenance, repairs, and ongoing upkeep.

Why is an estate charge needed?

Unlike council-adopted areas, many communal facilities in developments remain privately managed.

The estate charge covers:

General maintenance and repairs
Landscaping and gardening
Insurance and compliance with safety regulations
Keeping shared spaces clean, tidy, and usable

Block Management

As your block management agency we’re here to relieve you of the burdens of managing your property. Our goal is to make sure everything runs well by taking care of any repairs, maintaining common areas, collecting rent from tenants, and making sure your property complies with all applicable laws.

What does it include?

Block management includes the process of managing the communal areas and the maintenance of your residential and mixed-use buildings, such as flats and mixed tenure buildings.

We’ll take over the responsibility for a range of tasks, including:

Maintenance & Repair

Compliance With Legislation

Health & Safety

Painting & Decorating

Budgeting

Gardening

Cleaning

Leading the Section 20 for Block Management Process

Section 20 of the Landlord and Tenant Act 1985 ensures leaseholders are consulted when significant works or long-term agreements are planned for their block. At George & Company, we guide you through every stage of this process, ensuring compliance and clarity for all parties involved.

Stage 1

Initial notice

We issue a Notice of Intention to inform leaseholders about the proposed works or agreements, detailing the scope and inviting their feedback. This stage ensures transparency and allows leaseholders to raise concerns or suggest contractors.

Stage 2

Obtaining estimates

Multiple estimates for the works or agreements are gathered and shared with leaseholders. A formal Notice of Estimates is issued, ensuring everyone understands the costs and has the opportunity to review and comment.

Final Stage

Awarding the contract

After considering leaseholder feedback, we finalise the decision and award the contract. A Notice of Reasons is provided, explaining how the contractor was chosen, keeping the process transparent and fair.

If Section 20 is causing you issues – let the team at George & Company lead and manage the complexities of Section 20 for you. We’re here to ensure both compliance and seamless communication between landlords and leaseholders.
