A survey is an inspection of a property to identify any defects that could affect its structural integrity or value. Defects can range from minor problems such as an old floorboard that needs replacing, to major issues like dry rot or rising damp.

Identifying defects before you buy your new home allows you to make an informed decision about whether to continue with the purchase.

When you consider that a large proportion of all properties have serious structural defects, and realise that sellers employ all sorts of tricks to hide everything from damp patches to cracks in the wall, it makes sense to bring in the experts to check that you're really getting what you're paying for.

The Royal Institute of Chartered Surveyors (RICS) have produced a format for this particular report and valuation, ensuring that the customer receives a comprehensive and easy to understand guide to any significant defects evident with a property.

All parts of the property that are readily accessible and visible, including the roof space if this is readily accessible through a roof hatch.

Under-floor inspection where there is no direct access

Close inspection of external surfaces of the roof where the roof height is more than 3 metres (10ft)

In some properties, a surface inspection of the floors may not be possible due to fitted carpets, furniture and other floor coverings. However, recommendations may be made as to what further inspections may be necessary.

Suitable for most houses built after 1900. Larger and very old properties may require a more details report.

Building Survey

Usually undertaken by a Charted Building Surveyor, the Building Survey is a very detailed and technical examination of a property. It is recommended for older houses, or those where there have been lots of alterations, so that any problems can be identified.

All parts of the property. The surveyor will take all steps possible to inspect those areas that are difficult to access.

Drain covers and electrical wiring will be inspected wherever possible.

Inspection of the foundations.

People who want to know about all detectable defects.

Suitable for most houses built before 1900 and dilapidated properties where a more technical report is required.

Peace of mind with an in-depth insight into the nature of the property before you commit.

Detailed information you may be able to use to reduce the price of the property.
